Intercommercial Property Group were retained by tenant with a forthcoming lease expiry, to undertake a Market Search & Research Report. Primarily, to identify suitable new fitted-out office premises in Carlton, Collingwood and Abbotsford.



We reviewed all available data including the availability of suitable premises. Our analysis drew upon leasing and rental evidence based on market knowledge and contacts in the industry. In addition, we provided advice as to the indicative market rental structure and rental incentives available.


The methodical process produced a high level analysis, and indicated 2 potential shortlisted office properties, for further detailed consideration.


Rental savings achieved were around $36,700 per annum ($110,100 over 3 years) for a new office property in Collingwood, compared to the existing premises.


In addition, the client saved around $140,000 in fitout costs.
